JOB SUMMARY
Performs or coordinates preventative maintenance, service and/or repairs in the areas of HVAC, plumbing, carpentry, masonry, painting, plastering, electrical, equipment, fleet, etc. Oversees cleanliness of facility and grounds maintenance. Ensures building security. Creates and facilitates the safety program.
Hours can change due to evening, weekend events or when covering for Maintenance staff. In accordance with federal law, priority will be given to qualified Native American applicants.
DUTIES AND RESPONSIBILITIES include the following. Other duties as assigned.
Directs the daily activities of the Maintenance department.
Supervises, trains and assists staff in the maintenance of grounds and facilities.
Keeps grounds and facilities in good status to comply with environmental, health and safety policies.
Develops and follows a schedule for preventative maintenance of grounds, facilities and equipment including maintenance required by warranties and operating manuals.
Performs or coordinates emergency/unscheduled and regular/scheduled repairs of grounds, facilities and equipment.
Trouble shoots and diagnoses grounds, facilities and equipment problems, replaces, tests or makes adjustment.
Oversees landscaping activities and the maintenance of sidewalks and parking areas.
Assists Maintenance staff with snow removal from parking areas and sidewalks.
Negotiates and maintains service agreements with vendors with supervisor’s approval.
Maintains the security system and serves as the point of contact for related issues.
Maintains the access control system, issues and inventories facility keys and Fobs.
Creates and manages the safety program.
Oversees contractors in facility renovation projects.
Ensures work orders are completed in a timely fashion.
Maintains inventory of table, chairs, equipment and supplies. Checks out items to staff or tribal members as needed.
Orders, receives and stocks supplies.
Coordinates scheduling of facility with Receptionist.
Recommends and coordinates fleet maintenance with Receptionist.
Moves furniture and equipment; arranges tables and chairs, set-up and teardown of gym floor covering for special events as needed.
Notifies supervisor of maintenance progress, issues, problems, facility/grounds damage and when major repairs are needed.
Fills in for Maintenance staff when absent.
GENERAL REQUIREMENTS
Must have valid Utah driver’s license and be insurable.
Must be able to pass a drug and alcohol screening.
Must be able to pass a background investigation.
QUALIFICATIONS
High School diploma, equivalent (GED) or higher required.
4 years experience in the maintenance field or in a related area required.
NECESSARY KNOWLEDGE AND ABILITIES:
Skilled in general repair methods and techniques.
Knowledge of cleaning chemicals and solvents.
Knowledge of M.S.D.S.
Knowledge of gymnasium wood floor care and maintenance.
Ability to supervise and train employees.
Ability to work in a variety of weather conditions.
Ability to climb vertical ladders and work from a stepladder.
Ability to understand and follow safety procedures and use safety equipment.
Ability to do sustained physical work.
Ability to maintain organization in a changing environment.
Ability to work well under pressure.
Ability to work independently on assigned tasks as well as to accept direction on given assignments.
Ability to follow written and oral instructions.
Ability to learn assigned tasks and adhere to prescribed department policies.
Ability to establish and maintain harmonious working relationships with employees and co-workers.
Ability to deal courteously and tactfully with difficult or angry individuals and work in a collaborative and cooperative way with employees, co-workers and the tribal community.
Ability to work with minimum supervision, while recognizing situations that require management attention.
Knowledge of the Native American community is helpful.
Demonstrates respect for and awareness of Native American customs and traditions.
